High Hopes, Higher Rates: Why Many Homeowners Are Holding Off on Selling

Despite a strong sense of optimism in today’s real estate market, many potential home sellers are hitting the pause button—held back by one familiar obstacle: high mortgage rates.

According to recent data, over half of homeowners who’ve considered selling for more than a year say mortgage rates are the primary reason they’re staying put. Even with 81% of sellers believing they’ll get their asking price or more, most are choosing to stay sidelined until borrowing costs come down.

“Homeowners are in what we call a 'golden handcuff' situation,” said Neil Caron, Area Manager at CMG Mortgage, in a discussion with ReadySetLoan. “They’ve locked into ultra-low rates during past years, and the idea of trading a 3% mortgage for 7% just doesn’t sit well.”

🔑 RSL Piggy Points:

  • 55% of would-be sellers cite high mortgage rates as the reason for waiting.

  • 69% of homeowners say they’d be more likely to sell if rates drop.

  • 79% are considering selling because of life events—not just market conditions.

While many sellers are rate-watching, life keeps moving. Downsizing, relocating for work, or growing families are all still pushing people toward big decisions—regardless of rates.

At ReadySetLoan, we’re seeing more homeowners ask: “What are my options if I want to move, but I’m locked into a low rate?”

That’s where guidance and education come in.

“We walk homeowners through scenarios like renting out their current home, bridge loans, or creative financing strategies that can keep them competitive—even when rates are high,” said Neil Caron.
